Protective Covenants

It is the intention and purpose of these covenants to ensure that all structures
shall be of a quality design workmanship and materials which are compatible and
harmonize with the natural setting of the area and other structures within the
development.

Improvements permitted to be constructed on each Lot shall be limited to one
single family residence having a floor area of not less than 2,800 square feet for a
ranch-style or single -story residence and not less than a total of 3,400 square feet
for a two-story or other style residence, excluding garage, porches and basements.  
Landscaping plan shall provide for landscaping valued at not less that 10% of the
purchase price of the Lot, and shall be completed within one year of the date of
occupancy.  One attached three to four car garage permitted.

Outdoor lighting shall be of incandescent lights only and shall be of a nature and
an intensity reasonable related to the purpose being served and shall not be an
annoyance to neighboring residents.

At least one detached coach light (gas or electric) shall be installed in the front
yard within 15 feet of the road right of way.

All residences shall have stone or brick on the portion of the residence that faces
the street.  The remainder of the residence shall be stone, brick or cedar.  
Aluminum or vinyl siding shall be prohibited.  All fireplace chases shall be stone
or brick.

Developer shall provide mailboxes constructed of a cedar material and of a style
comparable with all other home sites.

No person shall accumulate on his lot junked vehicles, litter, refuse or other
unsightly materials.  Garbage shall be placed in receptacles provided therefore and,
if outside shall be properly screened.

No vehicles may be parked on any part of a parcel except upon driveways, parking
areas or within integrated or attached garages.  Continuous or habitual parking of
commercial or industrial vehicles or recreational vehicles on any driveways or
parking area on any roadway that serves all parcels is prohibited.

Architectural review committee to approve all plans.  Earth-tone colors only and
face of home must be of natural materials, brick, cedar etc.

Above ground pools, tool or utility sheds, gatehouse, radio towers and all
accessory dwelling units are prohibited.
